What a Co-Host Can Do For You

Running a successful short-term rental (Airbnb) is definitely not as easy as it appears.

There's a million little details, guest inquiries coming in at all hours, stressful same day turnovers, irrational guests, and no 2 days are EVER alike.

I'm not kidding when I tell people it's a smart investment to call in experienced Superhosts who truly understand the hospitality industry to help host your property.

You don’t need to be tethered to your phone at all hours of the day and night.

You’ll maximize your return and avoid all the beginner mistakes.

You can focus on the things that need your attention and trust your cohosts will handle the rest.

What’s the difference between a Co-Host and Airbnb Management?

Most of the time the terms “Co-Hosting” and “Airbnb Management” are virtually the same. Almost always interchangeable. However, there’s a huge gap in defining what “co-hosting” is, so it’s important to know what services you’re actually receiving.

Co-Hosting/Airbnb management might look like a full-service property management. It might mean the management handles the guest messaging and you are the “boots on the ground.” Different homeowners will need different services, so it’s important to make sure a co-host can offer what you’re needing.

How Co-Hosts/Airbnb Managers Get Paid

The most common way Airbnb management teams are paid is by taking a percentage commission of each reservation. It’s a similar payout system as a property manager of long-term rentals, except that you can expect the rates will be much higher because there is far more work involved in short-term renting.

While standards will vary in different markets, percentage rates usually fall between 20-35%. You may find national companies or individuals who will offer management for 10%, but truly, you will get what you pay for.

The good news about a percentage-based model is that your co-host will be motivated. We don’t make money unless you do!

We currently offer 4 different management packages depending on what services a homeowner needs. Obviously we can’t be on-site for the properties we manage out-of-state, so our management package looks different (and is a lower percentage) than our in-town places.

Here’s a general list of services we can provide:

  • Handle all guest communication (365 days a year including holidays!)

  • Calendar management on multiple platforms

  • Pricing tools + a professional STR revenue manager

  • Hire, arrange, & pay turnover pro’s

  • Restock supplies

  • Create & manage professional online listings

  • Check-in inspections between reservations

  • Resolve claims & handle bad guests

  • Bring stellar hospitality to your guests

  • Collect custom taxes on each reservation

  • Arrange preventative & emergency maintenance

But before You Need Management…

Hold on for just a minute. Because trust us, you’ll need more than just management for you Airbnb.

What happens BEFORE you bring in a co-host is just as important. Things like the furnishing, photos, and the online listings of your property will determine if it will succeed and drive in revenue. Airbnb management is the LAST phase of our proven All Belong Co process: consultation, design & set-up, onboarding, and management. We’re like a one-stop shop for kicking off a homeowner’s short-term rental journey right.
