How We Manage Airbnb’s outside our Area

Though All Belong Co is based out of Lynchburg, Virginia, we manage several properties in other markets and states. (Ohio, South Carolina, Snowshoe, WV, etc.) While we certainly can’t pop in to check if there’s enough toilet paper at the house, we’ve got plenty of tricks up our sleeves to ensure a short term rental’s success.

We like to call these our “remote” properties. And not because they’re tucked away in some mystical forest. It’s just our way of saying these properties are a bit further from home base where we can’t offer our usual on-the-ground services. The advantage is that you can join the All Belong Collective and save in commissions, but it will require a little more coordination and on-site work.

How we Help Remote Clients with their Airbnb’s

CONSULTATION


Our process always begins with a thorough Airbnb consultation where we discuss income projections, room-by-room design, hosting checklists, and all the makings of a successful short term rental. It’s our chance to get on the same page about the property and see if our visions align.

STAGING


When the owners of the Rambler in Ashland, Ohio, reached out to us, they already had a strong sense of where they wanted to take their house in design and theme. We discussed important details of hospitality design in their consultation so they wouldn’t make any rookie mistakes. Their branding was so strong, and they came with their own logo and Instagram account. We were able to take a back seat and cheer them on as they created their fun mid mod playhouse. (It's awesome!)

You as an owner don’t need design skills to create a killer short term rental! Many of our owners rely on us to dress their house for success, even if the home is far away from Lynchburg.

Each situation is unique, but here are some examples of how we’ve used our staging services to benefit our remote owners:

For the Evergreen in Snowshoe, WV, we swooped in, updated the furnishings, and brought our team to set it up over 4 whirlwind days.

For Southern Guesthouse, we handled the design and purchasing while the owners worked their magic assembling it all. (Facetime is the best!)

After staging

Whether an owner uses our design services or not, our process includes a visit from 2 or more members of our team. We spend a couple nights learning the home and the area. We grab the pictures and video content we need in order to launch the hosting journey.

Once we’re ready to launch, here’s how it looks with our remote services:

As your co-hosts and short term rental managers, we're the behind-the-scenes conductors handling reservations, managing listings and calendars on multiple platforms, pricing, screening guests & fielding inquiries and issues around the clock.

The only things our clients have to worry about is having the house ready and keeping things rolling on the ground. Whether it’s the owners themselves or a dedicated property manager, having a designated “boots on the ground” person is key for handling the logistics like lawn care and maintenance.


It's a dream to help launch these amazing, welcoming spaces alongside clients who share our passion for top-notch hospitality. Our properties often out-perform the software projections simply because our clients are investing in the creation of a destination.
